LOCATION & CLIMATE

The ranch is located in central Montana on Three Mile Road, southwest of Winifred and northwest of Lewistown (which has a commercial airport). The population of Lewistown is 5,858. The climate ranges from the warmest month at a high of 90 degrees, and the coolest month at a low of 0 degrees. Most precipitation on average occurs April through June.

ACREAGE AND DESCRIPTION

The Judith River Ranch offers 4,000 deeded acres with 1,700 acres of government lease area for additional cattle grazing. The Judith River runs through the middle of this ranch with actual river mileage of 4.5 miles on deeded area, and 6.75 miles on total ranch – deeded and BLM. The river bottom meadows are lined with massive cottonwood and willow trees, along with some of the most fertile river bottom soil in the county. The old-timers in the area believe that under those same meadows, placer gold is most abundant (caveat emptor). This ranch also includes 16 miles of high quality high-fence enclosures on the deeded area.

Currently, some of the land is leased year-to-year to local ranchers for cattle grazing rights. Lease ends at the end of October each year.

WILDLIFE AND RECREATION

This ranch is abundant with fish and wildlife including trophy Pope and Young elk, mule deer, whitetail deer, turkey, pheasant, grouse and migratory waterfowl. A two-acre lake provides for superb trophy trout fishing for large browns, brooks and rainbows. A scenic float trip on the Judith River would top off the day.

WATER RIGHTS

The ranch has 224 acres that can be irrigated with 8.50 cfs from the Judith River and an additional 65 acres can be irrigated with 2.10 cfs from Salt Creek.

IMPROVEMENTS

The Bowman’s Judith River Ranch consists of three housing units. The main house is a 2,000 square foot split-foyer with four bedrooms and two baths. The second and third houses are each 1,860 square foot split-foyers with two bedrooms, one bath and framed unfinished lower levels. There are also several outbuildings on this property which consist of: a large metal barn currently used for hay and equipment storage, a large metal shop currently used for vehicles and work shop, and a wood barn currently used for small hay bales and special elk blind.
