It is seldom that a package of the magnitude of the Witt’s Rio Vista Ranch becomes available. To find all this land offers, one generally must turn to a much longer and pricier property! With the Witt’s Rio Vista Ranch, it’s hard to describe or know where to start listing all its attributes. Such intangibles as the climate in Southeastern Colorado with its generally mild open winters, warm summers, and over 300 days of sunshine is a priceless amenity. Definitely it can boast of four seasons. The evening (and daytime) views of river, wildlife, surrounding open farmland and the colorful sunrises and sunsets are all simply spectacular. Take a step forward to the Witt’s Rio Vista Ranch – a great place to slow your pace, sit back and enjoy life.
LAND: The Witt’s Rio Vista Ranch is a well balanced Arkansas River bottom ranch having 48 acres of irrigated land with some of the finest soils the valley has to offer for corn, alfalfa, or grass production. With the exception of the 5 acres of improvements, the balance of the 131 acres is river bottom pasture, tree, and brush country. This area offers not only good pasture but a home to wild-life such as white tail and mule deer, turkey, bobcats and an occasional elk. The portion lying between the cropland and the pasture is the meandering Arkansas River.
THE WATER: The irrigated farm land has 2 sources of water: There are 40 shares of The Amity Mutual Irrigation Company water and an irrigation well pumping approximately 800 gpm augmented with 20 shares of Lower Arkansas Water Management Association (LAWMA). A full water right under the Amity is one share per irrigated acre. A LAWMA share on a normal year will allow the pumping of one consumptive acre foot of water.
The Ranch fronts Hwy 196 just 2.8 miles East of Lamar, CO on State Hwy 196.
