LAND: The Witt’s Rio Vista Ranch is a well balanced Arkansas River bottom ranch having 48 acres of irrigated land with some of the finest soils the valley has to offer for corn, alfalfa, or grass production. With the exception of the 5 acres of improvements, the balance of the 131 acres is river bottom pasture, tree, and brush country. This area offers not only good pasture but a home to wild-life such as white tail and mule deer, turkey, bobcats and an occasional elk. The portion lying between the cropland and the pasture is the meandering Arkansas River.
THE WATER: The irrigated farm land has 2 sources of water: There are 40 shares of The Amity Mutual Irrigation Company water and an irrigation well pumping approximately 800 gpm augmented with 20 shares of Lower Arkansas Water Management Association (LAWMA). A full water right under the Amity is one share per irrigated acre. A LAWMA share on a normal year will allow the pumping of one consumptive acre foot of water.
