This high mountain desert ranch is on the periphery of one of the most historic and productive ranching areas in Oregon. Paisley is renowned for the Chewaucan River and Marsh, which are the lifeblood of some of the largest cattle ranches in Oregon.
Huge sprawling meadows and pasture lands from Paisley to Summer Lake provide forage for thousands of mother cows each year.

The Lucky 7 Ranch is made up of 2,870 acres of deeded land and a contiguous BLM Grazing Allotment. The deeded land stretches from the lower portions of the Chewaucan Marsh, west to ranch headquarters at the base of the mountains. The ranch, with its attractive setting, provides a unique and desirable high mountain desert ranch life style.

This ranch has been leased to a neighboring ranch for over the past 10 years. This lease runs to February 2015 when it expires. The current Lessee would be interested in continuing the lease if the new owner wishes to do so. The ranch is owned by “absentee owners” from a neighboring state. After enjoying the ranch and area for many years, the family has decided to settle the family estate.

Ranch components are: Deeded acres: Approximately 2,870 acres. The heart of the deeded land are the hay meadows and pasture land with water rights from Moss Creek for approximately 538 acres — Approximately 2,332 acres of range land — BLM Grazing Permit for 175 Animal Unit Months (AUMs).

Improvements are: 1 main two story home in good condition — 1 small/modest caretakers home — 1 small guest cabin — Small shop with concrete floor and storage area — 1 four bay machine storage building with concrete floors and storage area — 1 six bay hay barn with calving barn section on the backside — 1 small horse barn — 1 multi-use building (approximately 36′ x 90′) that has been used for housing family and guests — Corrals and livestock working facilities are adequate, but in need of some repairs — 2 domestic water wells.

Carrying capacity & Operational features

The carrying capacity of the Lucky 7 Ranch is approximately 100 to 125 head of mother cows year long. Moss Creek is a seasonal stream, so water for late summer irrigation is not to be expected. However, if by applying the water to its highest and best use early in the season with good management practices, and by storing carryover hay from the good years, these cow numbers should be expected. CARRYING CAPACITY WILL VARY AND BE DETERMINED BY WEATHER CONDITIONS AND MANAGEMENT PRACTICES.

The water rights from Moss Creek are diverted a short distance up from the ranch headquarters and delivered through dirt ditches for gravity flood irrigation. There are no water assessment charges. The annual water costs will be associated with ditch maintenance for the most part. On average years a large portion of the irrigated land can be harvested for hay. The balance and the regrowth will be used for livestock grazing.

BLM turn outs are as follow: Moss Creek & Heckman Seeding Pastures – This is a private pasture for the Lucky 7 Ranch only. It is contiguous to the deeded land and consists of a combination of deeded land and BLM land. Most of the AUMs are derived from the deeded land. The management plan calls for 200 head of cows using this pasture from April 1 to June 1. The Red Knoll Pasture is used in common with one other ranch. For the most part, the Red Knoll Pasture is BLM land. Lucky 7 Ranch is permitted to turn out 64 cows on this pasture for use from April 1 to June 1. There are springs that provide year round stock water to the deeded land. Elevations on the deeded land range from about 4,600′ at the headquarters to 5,246′ at the highest peak.

Access & Utilities

The Lucky 7 Ranch is located about 13 miles from Paisley, Oregon and approximately 45 miles from Lakeview, Oregon. The road from the ranch to Paisley is paved except for the first mile or so. Utilities at the ranch include telephone and 3-Phase electric power.

Distances from the Lucky 7 Ranch to the following cities are as follows: Burns, Oregon 140 miles — Bend, Oregon 140 miles — Klamath Falls, Oregon 141 miles. The Lake County Airport at Lakeview has 2 paved runways measuring 5,318′ in length.

Area Profile

Paisley is a quaint community that exhibits an authentic western ranching culture. The Chewaucan River running through the community, its small town friendly character and large sprawling hay meadows, make Paisley one of the more memorable stops along the “Outback Scenic Byway” — a designated route for tourism that stretches from Lakeview to Lapine, Oregon.

Paisley’s population is about 243. There are two restaurants, a mercantile, which has some groceries and hardware items and a fueling station/garage for repairs. The Paisley Public Charter School has a reputation of providing quality education for Pre-school age students through 12th grade. The closest medical facilities and major shopping will be in Lakeview.

Fishing, big game hunting, hiking, hang gliding and rock hounding opportunities are plentiful in the Paisley area. The Lucky 7 Ranch qualifies for Land Owner Preference Tags — for 4 deer.
