The Teal Ridge Duck Club is one of the last large
tracts of land available in northern California with
exceptional waterfowl hunting.  The property also
has good deer, dove and pheasant hunting.  The
property stretches 4.5 miles from its north to south
border and averages a little less than one mile wide
over the 4.5 miles.  This north to south alignment
of the property is perfectly situated for the fall
and winter flights of thousands of waterfowl each
season.  If managed correctly with several large
sanctuary areas that are never disturbed, an owner
would have some of the best waterfowl hunting in the
state.  Additionally an owner can build a corporate
clubhouse or their dream home and hunt their own
private wildlife refuge.  Other year round
activities could include horseback riding, fishing,
sporting clays, bird watching, or ATV and bike
riding on the property.

PROPERTY SIZE: 2,432 Assessed Acres
in Yolo County, California.
 
LOCATION: This property is located
approximately two (2) miles east of the town of
Dunnigan.  Dunnigan lies on Interstate 5 which is
approximately 35 miles north of our state capitol,
Sacramento.
 
INGRESS & EGRESS:   The
property is easily accessed just south of the town
of Dunnigan via County Road 7.  County Road 7 lies
approximately one mile south of Dunnigan.
 
TOPOGRAPHY:  The entire property is
basically flat and consists mainly of professionally
developed seasonal marsh.  The east border abuts the
Colusa Basin Drainage Canal.  This canal is a
natural flyway for thousands of waterfowl each
hunting season.
 
ASSESSOR PARCEL NUMBERS:  The
property consists of four legal parcels.  Of the
four legal parcels there are 14 assessor parcel
numbers.  Please see the attached exhibits for a
breakdown of the legal and assessed parcels.  
 
WILDLIFE EASEMENT: 
The majority of the property is protected in
perpetuity by a Natural Resource Conservation
Service (NRCS) Wetland Reserve Program easement. 
The easement protects the property from any future
development in perpetuity.
 
WATER RIGHTS:The property has three
(3) wells and three (3) lift pumps.  The property
also has two licenses and one permit with State of
California (Department of Water Resources).  The
licenses and permits allow for the diversion of
water for use on the property.  The property also
has 2,354 shares with the Colusa Drain Mutual Water
Company.  Additionally approximately 82 acres is not
covered by the Colusa Drain Water are serviced by
the Dunnigan Water District.  (Please see attached
exhibit for explanation of the water rights).
 
INCOME POTENTIAL: The
83.28 acre parcel is not in the wildlife easement
and could potentially be partially developed to
permanent tree crops.  Given the current prices of
various nut crops, the potential income could be
substantial if part of the 83 acres is developed to
tree crops  and managed properly.  The soils on the
83.28 parcel look very good for almonds and are
attached as an exhibit.

HUNTING BLINDS:  Currently there
are 17 stand-up wooden blinds and 5 sunken steel
blinds.  Some of the blinds could be relocated or
more added based on the decisions of the new owner.
 
IMPROVEMENTS:  There is a 2,400 sq.
ft. metal building on the 83.28 acre parcel that is
used as a shop for storage of ATV’s and other
equipment.  The shop is also equipped with a kitchen
and bath with power, water, and septic system.
 
CLUBHOUSE AREAS:  Each
of the approximate 800 acre parcels has a 3.5 acre
site that is excluded from the easement.  The 3.5
acre sites would offer the owner the ability to
build a home, clubhouse, or other outbuildings.
 
ALL OR PART:   The owners would
prefer to sell the property in its entirety, but
they will consider selling the property in
approximately 800 acre parcels.
