in Yolo County, California. LOCATION: This property is located approximately two (2) miles east of the town of Dunnigan. Dunnigan lies on Interstate 5 which is approximately 35 miles north of our state capitol, Sacramento. INGRESS & EGRESS: The property is easily accessed just south of the town of Dunnigan via County Road 7. County Road 7 lies approximately one mile south of Dunnigan. TOPOGRAPHY: The entire property is basically flat and consists mainly of professionally developed seasonal marsh. The east border abuts the Colusa Basin Drainage Canal. This canal is a natural flyway for thousands of waterfowl each hunting season. ASSESSOR PARCEL NUMBERS: The property consists of four legal parcels. WILDLIFE EASEMENT: The majority of the property is protected in perpetuity by a Natural Resource Conservation Service (NRCS) Wetland Reserve Program easement. The easement protects the property from any future development in perpetuity. WATER RIGHTS:The property has three (3) wells and three (3) lift pumps. The property also has two licenses and one permit with State of California (Department of Water Resources). The licenses and permits allow for the diversion of water for use on the property. The property also has 2,354 shares with the Colusa Drain Mutual Water Company.
