The home (c.1860) has been nearly completely restored during last two years. Some finishing touches are left to finish and the owner is working to complete that before it is sold. There are some new windows (some were replicaed), all new wiring, R22 insulation in the walls, much new plumbing, new oil tank (good, but original furnace, hot air), new water system (dug well, plenty of water), and too much interior work to list here. It has a 1500 gallon septic system too.

The home was built with an overshot front porch, which was later added to, making it deeper. The roof is good, only a few years older than the restoration. Many doors feature what is locally called “Cherry Valley Latches”. Downstairs windows are 12/8s and some feature wavy glass. Upstairs, they are 9/6s. All molding is original.

There are 8 rooms, two upstairs and the remainder on the main floor. Entering by the front door, you go into a15x16’ dining room. A wide room division creates an open feel as it leads to the 16×18’ living room. Featured here are refinished plank floors, a wall with decorative hand-split laths, exposed beams, and an attractive freestanding mock fireplace (which can be hooked up and used for heat). An office leading to the back deck is off this. On the other side of the dining room Is a galley kitchen with new cabinetry, ceramic countertops and barnboard walls. Beyond it is a door leading to a side deck on one side and full new bath on the other – behind which is a bedroom. There is also a utility room – this has not been restored – it used to be a bath/laundry and the plumbing has been left so it could be used for this again or used as the owners do, a storeroom. There is also a pantry .

Upstairs, we have a 14×17’ master bedroom plus another, much smaller one. Both have refinished plank floors. There is an attic accessed through the master bedroom.

There is one outbuilding: a17x24’ blacksmith shop. It’s foundation is funky and it has extremely low ceiling height, meaning the blacksmith much have been built like a bowling ball, 4’ in diameter – or maybe something got changed. I’d either jack it up and put in a new, higher, foundation or raze it and replace it with a 2 car garage.

Price – just $117000 – very low for a Cooperstown address.
