Location: These two 10-acre mountain recreation parcels are located adjacent to the Billy Creek Road in the Big Horn Mountains, approximately 37 miles southwest of Buffalo, Wyoming. To reach the property you travel west on U.S. Highway 16 West for approximately 30 miles, where you turn onto the Hazelton Road (County Road 3) and travel south for approximately 1/2 mile, and then turn left onto the Billy Creek Road (FS 466) and travel southeast for approximately 6.5 miles to the property. Winter access is limited to snowmobiles or tracked vehicles.
Description: Guess Lane Mountain Parcels consists of Lots 2 and 3 in the recently platted Ross Minor Subdivision. These two individual vacant mountain land parcels are approved for recreation use and mountain cabin construction and are governed by the covenants of the existing Mountain Top Estates development. The properties are located adjacent to the Billy Creek Road, approximately 6.5 miles from the intersection with the Hazelton Road. The Billy Creek Road is maintained and administered by the BLM for incidental recreation access to public lands. Landowners and cabin owners are required to obtain an access agreement with BLM, which just involves an initial application and fee with BLM, and then payment of a small annual fee to perpetuate the agreement.

Tree species which inhabit the area are Aspen, Juniper, Blue Spruce, Douglas Fir, Limber Pine, Lodgepole Pine, and Ponderosa Pine. Wildlife common in the area are: moose, elk, deer, antelope, black bear, mountain lion, turkey, and blue grouse. The property lies in Moose Hunt Area 34, Elk Hunt Area 34, Deer Hunt Area 30, and Antelope Hunt Area 20. The Hazelton Road and Billy Creek Road provide public access to thousands of acres of National Forest and BLM lands in near proximity to the Guess Lane Mountain Parcels.
Improvements: There are currently no improvements on either of the Guess Lane Mountain Parcels.
